One full site visit with the cadastral plan in hand. Visual assessment of structure, walls, floors, vaults, roof, terraces, damp, cracks, services, drainage and utilities. Full photographic and video record, annotated. A written list of the issues found, ranked by how much they matter, and a video call to go through it with you.
No archive research, no cadastral or land registry searches, no conformity verdict. Structural calculations and specialist testing are quoted separately when the visit shows they are needed.

Is the property legally what it claims to be, and can I renovate it?
Everything in the inspection, plus the paperwork that decides everything. Cadastral searches and land registry checks. Building permits, amnesties and authorisations retrieved from the town hall archive. Comparison between what is actually built and what was authorised. Verification of the stato legittimo. A clear verdict: proceed, proceed with conditions, or walk away.
Not a valuation and not a legal opinion. Where an irregularity can be regularised, I quantify the cost and the time, but the amnesty procedure itself is a separate engagement.

Who is on my side, in Italy, from the offer to the keys?
The full due diligence, and then everything that follows. Technical support through the preliminary contract and the deed. Direct coordination with your notary, lawyer and agent, in Italian, so nothing is lost in translation. A priced schedule of defects to use in the negotiation. Utilities, codice fiscale and a handover checklist for the day you collect the keys.
I do not find the property for you and I do not negotiate the price on your behalf. I give you the technical arguments; the decisions stay yours.

What can actually be done to this building, and what will it really cost?
A measured survey of the existing building, instrument based, not sketched. Two or three layout options developed against your brief. A realistic cost range, itemised by trade, with a contingency stated openly. The permits the work will need, the order they go in, and how long each one takes in this municipality.
Not the final design and not the building permit application. Structural and services design, where needed, is carried out by the engineers I work with and quoted separately.

How do I get accurate drawings of a building I am not standing in front of?
3D laser scanning of the whole property, inside and out, to millimetre tolerance. Drone flight for roofs, terrain and anything not reachable from the ground. Orthophotos, digital surface model and 3D model. CAD plans, sections and elevations of the building as it actually stands. Where useful, 360 degree walkthroughs you can revisit from anywhere.
Cadastral filings and topographic boundary certification are separate engagements. Very large estates and land parcels are quoted after a site inspection.

Who watches the site when I am two thousand kilometres away?
Tendering: three comparable quotes on the same written scope, compared line by line, so you are choosing between prices and not between guesses. Permits filed and followed through the town hall. Coordination of the trades and the professionals involved. Site visits with a dated photographic report sent to you by email. Payment stages released only against work actually completed and verified.
I am not the contractor and I do not carry out the works. I never take a commission, a discount or any other payment from the firms involved: I am paid by you and only by you.
