What should be checked on a property like this?

Four questions about the kind of property you are looking at. In return you get how a building of that location, period and type is framed before anything is verified, the documents to ask the agent for, and an honest list of what cannot be established without going to the town hall archive.

This tool does not ask for the address and does not assess a specific property. It describes what buildings of a given type, period and location usually require. It is general information, not a technical opinion, and it does not replace a site inspection and archive research.

01

Where is it?

If it is close to the sea, choose that: the coastal constraint changes everything else.

02

When was it built?

The decade is enough. If you do not know, say so: not knowing is itself useful information.

03

What kind of building?

04

What else is there, besides the house?

Look at the photographs in the listing and tick what you can see. More than one answer.

05

How did the seller come to own it?

One question to the agent, and it costs nothing.

06

Have there been works in recent years?

Recent works have to have left documents behind them.

07

What do you want to do with it?

This is the question that matters most. The same irregularity is a nuisance if you leave the building as it is, and a wall if you want to renovate.
