What should be checked on a property like this?

Four questions about the kind of property you are looking at. In return you get how a building of that location, period and type is framed before anything is verified, the documents to ask the agent for, and an honest list of what cannot be established without going to the town hall archive.

If it is close to the sea, choose that: the coastal constraint changes everything else.

Approximate is fine. If you do not know, say so: not knowing is itself useful information.
